The Architectural Design Board serves the Pace Island Owners Association by reviewing plans for construction, modifications, and any exterior changes according to the established guidelines and policies derived from the Declarations of Covenants and Restrictions.

The ADB is charged with maintaining the rules and regulations of PaceIsland in land clearing, construction, tree removal, remodeling, changes in external paint color on homes, etc. In order to serve residents in the most efficient manner, we encourage anyone who is planning to make a change to the outside of a home to submit complete plans. A site plan showing where the house sits on the lot, where a fence will go, where a gazebo will be placed, where a pool will be, is required.

For every submittal – from a request for a fence to a submittal for a new house – we strive to be objective and consistent in the review. Detailed plans, including material color and samples make the approval process proceed in a timely manner.
Proposed screen room additions should include detailed plan and elevation views. Catalog cuts for sealing, screen and framing materials should be submitted with the drawings. Framing finish information regarding warranty color fastness (resistance to fading, flaking etc) should be provided. Finally, a detail showing how the screen framing is fastened and sealed to the house eave or soffit should be included.

Proposed fence installations should include a detailed plan to include dimensions referenced to the house. A catalog or brochure cutout, if available, of the proposed fence should be included with the submission for review. Fence type as shown in the Architectural Guidelines should be noted.

Submittals should be in the Association Office three days prior to a scheduled ADB meeting. Regular meetings are posted on the front marquee.
